Greece.Ru is a joint-stock company company that has been operating on the real estate market since 2002. Our experience has made us come to realise the need for a new approach and business model that combines an Internet real estate platform with its endless possibilities and the services of a traditional real estate agency.

We have, for many years, successfully supplied full realtor and legal services to buyers and tenants and in particular to foreign buyers for whom it is so important.

However, the real estate agency business model does not offer all the opportunities or the tools required for the other side of the market and its participants, namely the sellers and the landlords.

Publishing information on site.

The site gives possibility to the property owners to publish information about their properties for sale and rent, if the information doesn’t abuse the terms of use and is relevant to the purposes of the site. When publishing the information on site, users are completely liable for it’s authenticity.

Information use.

Any information and materials, published on site are protected by intellectual property law and are considered to be the property of the site and the user who published it. The information presented on site can be used only in informative purposes. It is prohibited to copy, reproduce or save the hole site or any part of the information used on it in commercial purposes.

The site is not liable for the accuracy or authenticity of the information presented. The information on site is subject to renewal and any time may become obsolete.

E-commerce

The site has a number of optional paid services which are property promotion online and production of marketing materials for the property.

The payment for the services are being done through charging credit or debit cards Visa, Mastercard, Maestro, American Express, Diners or Masterpass wallet.

The payments done are not subject to refund in any case and can not be cancelled.

All payments made using the card are processed through the electronic payment platform of “Alpha e-Commerce” of Alpha Bank and uses TLS 1.2 encryption protocol encryption with 128-bit (Secure Sockets Layer – SSL). How do you go about purchasing a property?

The purchase of a property consists of the following stages:

1) Choosing the property.

If you are interested in several properties, you can add them to our comparison table for clarity. You can also contact our manager with your requirements who will select the best offers for you according to your wishes.

2) Viewing your selected properties

Having selected the properties that interest you, you can agree with our manager a date and time to view them. You can usually view between three to five properties in one region in a day. It is not recommended to view a large number of properties in one go. The manager has the right to agree with the client in advance any expenses for viewing the properties, which, in the case of purchase, is added to the cost of the company's transaction processing services.

3) Paying an advance.

After you have decided on a particular property, you need to pay an advance in order to take it off the market. The amount of the advance payment is agreed with the owner and, depending on the value of the property, can range from several thousand euros for inexpensive real estate, up to ten thousand or more for more expensive properties.

4) Preparation of documents for the contract.

Having paid the advance our lawyers will start work, preparing the package of documents necessary for the transaction at the notary. The process can take from several days, if all the necessary documentation has already been prepared by the owner, or up to several months in the case of more complex, from a legal point of view, transactions. The average time taken for the preparation of documents is around 2-3 weeks. During this time, the lawyers of our company will obtain a Greek tax number for the future buyer, and also open a bank account for him.

5) Signing the sales contract at the notary.

After preparing all the documentation necessary for the transaction, a date convenient for the seller and the buyer to sign the contract of sale at the notary is agreed. According to Greek law, the contract must be signed in Greek. At the same time, there will be an interpreter present for the transaction, who will translate the contract into the native language of the buyer. The interpreter's details, together with a signed statement as to the accuracy of the translation, are entered into the text of the contract. If it is more convenient for you to get acquainted with the text of the contract in your native language, our lawyers can prepare the text of the notarial deed translation, but you will need to notify them of this in advance. Also present for the transaction are the lawyers of both parties and, in fact, both sides of the transaction - the seller and the buyer. If necessary, one of the parties has the right to represent a third party whose powers must be confirmed by a power of attorney verified by a solicitor and a notary.

6) Registration of a notarised deed in the real estate registry.

After signing the purchase act for the property, the latter is registered in the state real estate register. This procedure is also carried out by a lawyer from our company. Documents confirming ownership of the purchased property are the notarised deed of sale and a certificate of registration.

Property management

If you own a property in Greece, you can entrust its management to Greece.Ru. Our company provides services for the management of the property, such as payment of utility bills, technical maintenance, the periodic inspection of the condition of the property in your absence, renting a property, filing an annual tax return, etc. The cost of these services depends on those required.

Residence permits and other conditions of stay in Greece for property owners who are non-EU citizens

For property owners in Greece who are not citizens of the country, local law provides for the right to obtain a five-year residence permit, provided that the cost of the property is 250,000 euros and higher. This residence permit applies to the spouse, children (minors), as well as the parents of the owner of the property. Every five years this residence permit is extended, provided that the right of ownership is maintained. Our company lawyers offer support in obtaining and extending this type of residence.

If the value of the property is less than 250 000 euros, the owner of the property is entitled to receive an annual visa, however, he can stay in the country for no more than 3 months during each half-year.

Is it possible to use the legal services for real estate ownership transfer from Greece.Ru if I found the property myself?

Is it possible to choose a property with the help of Greece.Ru, but not to use the legal services of the company and use my own lawyer?

How long can I rent a property for?

Real estate rental is divided into long-term and seasonal. Long-term is considered a lease for a period of a year or more. The terms of a seasonal lease range from several days to several months. What happens on our departure day?

During your stay, try to be economical in regards to the consumption of electricity and water. Do not leave the air conditioning and other electrical appliances turned on when they are not needed. Unjustified usage of energy is not only not good for the environment, but can also lead to the need for additional payments, in case of exceeding the amount of free water and electricity specified in your contract.

Security.

Greece is a country of low crime. However, one should not tempt fate. To avoid possible incidents of theft, do not leave doors and windows open during periods of absence from the property, as well as at night.

My property is listed on Greece.Ru, but potential buyers have not shown interest. What is the reason?
